2022 Annual Meeting of Members

Preparation of the annual budget is one of the primary duties of the Board. It determines the amount of money each of us contributes towards maintaining as well as protecting and enhancing our property. The annual assessment consists of the “Operating Assessment”, used for the day-to-day operations and maintenance of the property, a portion of which is set aside as “Reserve Funds” for the replacement and repair of capital improvements, such as roofing, siding, streets and facilities, and the assessment for The Scioto Crossing Park Association, which provides for the Clubhouse and pool facilities.

Effective January 1, 2022, the annual assessment will be $4,524.00, or $377.00 per month.

Your monthly assessment fee is broken down as follows:

  • Operating Assessment $224.00

  • Reserve Fund $ 99.00

  • Park Association $ 54.00

  • Total $377.00

If you pay monthly, assessment payments are due on or before the 1st of each month. You may also pay quarterly, or annually, in advance. If your assessment balance exceeds $377.00 on the 15th day of the month, you will be assessed a $50.00 late fee. Coupon books are not provided. You may sign up for Direct Deposit service, which is free to owners and the Association, using the form at SciotoCrossing.org.

The Association has scheduled the 2022 Annual Meeting for Saturday, April 23 at 12:00 p.m. The meeting will be held outdoors by the Pool at The Scioto Crossing Park Association Clubhouse at 7850 Scioto Crossing Boulevard, Dublin, Ohio. Three director seats are up for election, and nominations should be sent in advance, but will be accepted at the meeting. If you wish to permit another Unit Owner to vote for you by Proxy, you must fill out the enclosed proxy form, and provide it to the Association, via mail or e-mail, to prior to the meeting. Unit Owners must be current in all assessment payments to vote at the Annual Meeting.

A draft Agenda is enclosed. Unit Owner comments will be heard at the end of the meeting, but if you have ideas, questions, or concerns, it may be best to send your comments to the Board in writing. This allows the Board time to consider your input and respond fully. Maintenance concerns are best reported via our website or e-mail to ReserveManager@SciotoCrossing.org.

Please remember to review the Resident Handbook at SciotoCrossing.org/reserve/reserve-rules for current community rules. Unit Owners are required by law and Association rule to keep the Association updated on all changes in occupancy and contact information for owners and tenants. The Unit Owner Information Update form is available online to submit electronically or on paper. Rented units must also keep on file a copy of the current signed lease and the Lease Addendum, available at SciotoCrossing.org/reserve/reserve-rules. We also need vehicle license plates, make, model, and color for all vehicles regularly parked here.

The Association will provide notice to its Unit Owners of any Tier III sexual offender notice received from the Sheriff, pursuant to R.C. § 2950.11. You can search the SheriffAlerts.com website to find registered sexual offenders living in nearby communities.

Starting with August 2020, Board Meetings will be held in person and via video and phone conference. The Clubhouse has a capacity limit of 10 individuals, so we ask that you participate via phone or video conference, unless you need to be present at the meeting.

Unit Owners who have questions or concerns for the Board, should submit their questions to the Board in advance of the meeting. You may find that sending an e-mail to the Board in advance of the meeting allows the Board the opportunity to prepare a more thorough response to your concerns. Unit Owners are also welcome to attend, via video conference or telephone:

Meetings via approved electronic means are permitted pursuant to Bylaws Article IV § 11 and Ohio R.C. § 5311.08(4)(a). Each member of the Board can hear, participate, and respond to every other member of the board via this meeting technology.

Water Billing

​Summary: Water bills are included in your Account Statement from LC Property Management, along with your assessments. You can review your charges in the Resident Portal. If you have prepaid your assessments, the water bills will reduce your credit balance each month, but your water billing information may not appear on the e-mailed statement, and you can login to the Resident Portal for the details of your water bill. If you are setup to Auto Pay your full balance, the water will be paid along with your monthly assessment, on the regular schedule. If you are not autopaying your full balance, you may need to make an extra payment, or mail a check to the lockbox.

Water bills are released on a monthly basis.
